What the panel handles
Rent covers the payment: up to 80% LTV broadly, 85% LTV on the best tier (loans to $1M, 720+ credit). 1-4 units, purchase, rate-and-term, and cash-out. Vacant properties allowed.
Rent doesn't fully cover the payment? Programs run to 0.8 coverage at 70-80% LTV, low-ratio tiers to 0.5, and true no-ratio options waive the test entirely with more reserves. Marginal rent math is a pricing problem, not a dead deal.
Airbnb, VRBO, and other STRs qualified on expected rental income on multiple programs. Rural properties up to 5 acres. Condotels and non-warrantable condos have a home too.

Fix-and-flip with rehab draws, small multifamily (5-8 units), bank-statement and P&L income for the self-employed, asset depletion, foreign national programs. The desk routes each file to the program that actually fits.
An institutional first plus a seller-carried second can close a deal with less cash in while the seller keeps an income stream. The desk knows which programs allow seller seconds and structures the stack compliantly.
DSCR programs are for investors: if you have never owned any real estate in the last 36 months, these programs won't take the file, and we'll say so on the first call instead of stringing you along.
