Can you get a DSCR loan on an Airbnb or short-term rental?

Last updated 2026-07-22

Yes. Multiple DSCR programs explicitly allow Airbnb, VRBO, and other short-term rentals, qualifying the loan on the property's expected rental income rather than your personal income. No tax returns or employment verification, credit from the mid-600s, and loan amounts into the millions on current programs.

How lenders underwrite short-term rental income

Long-term rentals are qualified on a lease or an appraiser's market rent schedule. Short-term rentals need more evidence: lenders typically use the property's trailing booking history (commonly 12 months of statements from the platform) or a short-term rent analysis, and many apply a haircut to smooth seasonality. A property with a strong booking record qualifies more cleanly than a first-year STR.

Because STR income is lumpier than lease income, some programs price it differently or cap leverage slightly below their long-term-rental tiers. The qualification mechanics are the same DSCR math: expected rent against the full payment.

What current programs allow

As of mid-2026, panel programs allow short-term rentals on 1-4 unit properties, on both purchases and refinances, with vacant properties permitted and rural properties up to 5 acres. Credit floors start in the mid-600s, and term menus include 30 and 40-year fixed and interest-only options, which matter for STR operators managing seasonal cash flow.

Two honest limits. Condotels and non-warrantable condos need specialty programs (they exist, with lower leverage). And a brand-new STR with no booking history in a market with thin comparable data is the hardest file; the deal may pencil, but expect the underwrite to lean on a conservative rent figure.

STR-specific risks the loan won't fix

The loan qualifies on expected income; the business still has to produce it. Local STR permits and zoning are the number one killer: a city that bans or caps short-term rentals turns an STR underwrite into a long-term rental overnight, at long-term rent. Check the ordinance before the contract, not after.

Insurance also runs meaningfully higher for STRs, and DSCR math uses the full payment including insurance, so a quote surprise moves the ratio. Get a real insurance quote early in diligence.

Frequently asked questions

Do I need tax returns for an Airbnb DSCR loan?

No. DSCR programs qualify on the property's rental income, not yours: no tax returns, no employment verification, no W-2s or pay stubs.

How do lenders count Airbnb income?

Typically from trailing booking statements (commonly 12 months) or a short-term rent analysis, often with a haircut for seasonality. Strong booking history qualifies more cleanly than projections.

Can I buy a property as a first-time Airbnb host with a DSCR loan?

Yes if you own or recently owned real estate (first-time investors are allowed with modest credit overlays). Borrowers who have owned no real estate in the last 36 months generally are not eligible for DSCR programs.

Can I refinance an Airbnb I own free and clear?

Yes. Cash-out refinances on short-term rentals are allowed on multiple programs, and pulling equity from one property to buy the next is one of the most common uses.
